Dubai's Property Market Booming: New Launches Every 18 Hours

Dubai's property market has witnessed an unprecedented surge in new project launches, with developers launching an average of one new project every 18 hours in the first quarter of 2024. According to Cavendish Maxwell's Property Monitor, a total of 120 projects with 34,000 units were launched during this period, showcasing the immense demand and confidence in the local real estate market.

The report highlights that March 2024 alone saw the launch of close to 30 projects, adding 10,000 units to the market. This surge in activity is driven by both local and foreign developers, who are aggressively expanding their portfolios to cater to the growing demand. Some of the major projects launched include Emaar Properties' Dh55 billion Heights Country Club and Dh41 billion Grand Club Resort, as well as developments by Danube Properties, Deyaar Development, and Swiss developer DHG Properties.

The demand for Dubai's property is fueled by the confidence of foreign investors, who are attracted by the lower prices compared to other major cities worldwide. Additionally, the sales transaction volumes have also reached new heights, with March 2024 registering the second-highest monthly sales volume ever recorded. The report notes that the off-plan Oqood transactions in March 2024 were the highest since 2009, further underscoring the market's resilience and growth.

However, the influx of new projects may present challenges for newer developers, as they will face fierce competition and high buyer expectations. Well-established and larger developers are expected to capitalize on the mass market, while niche developers focusing on the luxury and ultra-luxury segments may also thrive. The report suggests that newer entrants may need to offer attractive commercial terms, such as giveaways, post-handover payment plans, and developer-paid DLD transfer fees, to stand out in the crowded market.
